The site is located to the east of the town centre and extends to approximately 5.35 acres (2.166 ha) (and a potential additional 3.88 acres (1.57 ha)). The site slopes downwards from the south until it meets the river Frome at its northern boundary. The primary access is via Garsdale from the eastern side of the site.
The site comprises a range of single storey derelict former warehouse/industrial buildings, part of the Grade II listed ‘Old Silk Mill’, hard standing and a coppiced/wooded area to the north and west of the site.
